General Rules and Regulations
DECLARATION
These Rules and Regulations apply equally to all residents, guests and visitors and shall be equally enforced. Violations will be reported, in
writing if possible, to Association Office and/or security for appropriate corrective action. Disruptive or offensive conduct, creating dangerous,
unsafe or unsanitary conditions in any common area shall be cause for removal.
A. CONDUCT RULES
1. No nuisance shall be permitted to exist or operate upon any such Lot so as to be
offensive or detrimental to any other Lot in the vicinity thereof or its occupants. CC&R .2.16)
2. Quiet hours are from 10PM to 6AM. Every effort must be made to avoid disturbing property Owners by loud talking, high volume radio, television or other loud sounds.
Quiet hour’s restrictions DO NOT APPLY to heat pumps and/or air conditioners.
3. All lots shall be used solely for Park Models, Recreational Vehicles, and Travel Trailers;
it being the declared intention to exclude mobile homes and dwelling houses and to
create and maintain the Property as an area for the leisure-time dwellers. No gainful occupation, profession, trade or other nonresidential use shall be conducted on any Lot. CC&R 2.2.1)
4. Soliciting or peddling is not permitted within the park.
5. Vehicle repairs and maintenance are not permitted within the resort except in case of
emergency minor repairs.
6. Clotheslines and/or hanging of laundry, including beach towels, are not permitted within
the resort. Dryers are available in the resort laundry.
7. Garbage and trash must be placed in plastic bags and deposited regularly in dumpsters
provided throughout the resort. No garbage or trash shall be placed or kept on any lot
except in covered containers. In no event shall containers be maintained so as to be
visible from neighboring property. (CC&R 2.2.8)
8. Washing your principal residence is permitted only twice a year.
B. LOT MAINTENANCE
1. Each Owner shall at all times keep and maintain their Park Model, Recreation Vehicle,
Travel Trailer, all landscaping and improvements on their respective Lot in good condition 
and repair and adequately painted or otherwise finished. If any Park Model,
Recreational Vehicle, Travel Trailer, landscaping or improvement upon any Lot shall be
permitted to fall into disrepair, the Association shall have the right, after 30 days notice to
an Owner to maintain such landscaping or improvement upon any Lot shall be exterior of any Park Model, Recreational Vehicle, Travel Trailer or improvement (and without notice in the event of an emergency) which the Association, acting through its Board of Directors, determines in its discretion is in violation of this provision. All costs and expenses so incurred by the Association shall be borne by the Owner, and shall be paid to the Association on demand. (CC&R 2.2.7)
2. Storage sheds, cabanas, porches, skirting, carports, windbreaks, permanent awnings and
other structures, and their color scheme, require prior written approval from the
architectural Committee. (CC&R 2.2.5)
3. Household appliances (except TV's and radios) may not be installed outside the
residence unless installed in an approved storage unit.
4. ONLY outdoor furniture may be kept on the patio, porch, or in the yard. Regular
household furniture (couch, overstuffed chairs, etc.) shall not be used or stored outside
the living unit.
5. All General Contractors performing construction work for Lot Owners shall be licensed, 
bonded and insured. Proof shall be provided to the office in order to be an approved
construction contractor within the Resort.
6. The Owner shall provide his/her construction Contractor the Property Improvement
Guidelines. Failure to comply with the Guidelines may result in the Contractor being
banned from work in the Resort.
7. No fences allowed. (CC&R 5.1)
8. Personal monitoring of water is required. Irrigation water must not be allowed to
overflow onto streets, neighbor’s lot or golf course. Each Owner shall comply with
reasonable regulations respecting water usage and water conservation. (CC&R 2.2.21)
C. FACILITY USE RULES
1. CLUBHOUSE RULES
a. Guests UNDER eighteen (18) years of age shall be accompanied by an adult
resident when using clubhouse facilities. Guests OVER eighteen (18) years of
age shall use a Guest Pass. Each property owner shall be issued two permanent
Guest Passes for this purpose.
b. Shoes and shirts shall be worn at all times in the clubhouse.
c. Bathing suits and towels are prohibited in the clubhouse except the exercise
room and sauna.
d. Smoking is permitted only in designated smoking areas.
e. Clubhouse hours are from 5 IS to 11 PM daily except on Special Events
f. Use of Association facilities is at the risk of each individual user.
2. MULTI-PURPOSE ROOM
a. Cards/Work Session Leaders shall provide day, start time and duration to 
Administrative Office.
b. If more than one card and work session then use room divider.
3. BILLIARD/CARD ROOM RULES
a. No food or beverages on the pool tables.
b. Guests under eighteen (18) years of age shall be accompanied by an adult 
resident when using any facilities in the Billiard/Card Room.
c. When through with pool or snooker, brush the table and replace cover.
d. The Video/CD's use is on the "HONOR" system.
4. LIBRARY and COMPUTER ROOM.
a. When returning borrowed books, deposit them in cardboard box.
b. Use computers if you are knowledgeable. If not contact someone who is. Please
donate something for paper and print cartridges in the Office.
c. Do not make any permanent changes to the computers.
5. EXERCISE AND SAUNA ROOMS
a. Use exercise equipment at your own risk. Used improperly, It can be hazardous.
Instructions for use are available.
b. No street shoes are allowed. Other appropriate attire is required.
c. Food or glass containers are not permitted.
d. Guests under eighteen (18) years of age are not permitted in the exercise room.
6. TENNIS COURTS
a. Tennis hours are from 6 AM to 10 PM daily.
b. Backboard and ball machine hours are from 8 AM to 8 PM daily.
c. No food or glass containers are permitted on the courts.
d. No bicycles, skateboards, skates or other conveyances on courts.
e. Tennis shoes and other appropriate attire are required.
f. Lights are to be turned off when not in use.
g. Non-resident participation in tennis activities shall be by resident invitation only.
7. SHUFFLEBOARD COURTS
a. Soft-soled shoes shall be worn at all times in the court area.
b. Walking on the shuffleboard lanes is prohibited.
c. Guests less than eighteen (18) years of age shall be accompanied by an adult
resident when using the shuffleboards.
8. CRAFT ROOM
a. Do not clean brushes in the sink. Do NOT pour hazardous cleaning agents or
solutions into the sink.
b. Only trained and/or experienced persons shall use kilns or lapidary equipment.
Instruction is required.
c. Clean facilities, including sweeping floors, after use.
d. All visitors and guests, regardless of age, shall be accompanied by a resident.
9. GOLF COURSE
a. Golf Lounge
1. Put containers in proper receptacle and clean up after use.
2. Golf Lounge shall follow the Facility Use Rules and Regulations.
3. Schedule lounge with Pro Shop Supervisor.
b. Pro Shop is under the Pro Shop Supervisor's jurisdiction.
c. No walking dogs on the golf course.
10. POOLS, SPAS AND ADJACENT AREAS
a. Year-round pool hours are 6 AM to 11 PM daily. Regular pool hours for children
are 10 AM to 1 PM and 4 PM to 5 PM. Children's summer hours, May 21st t
through September 30th are 10 AM to 1 PM and 4 PM to 7 PM. Guests less than
eighteen (18) years of age shall be accompanied by an adult resident when using
the pools or adjacent (not spas) areas.
b. Adults ONLY are allowed in spas. Guests under eighteen (18) years of age are
NOT permitted in the spas. There shall be no bathing or shampooing in the hot
tub.
c. Children in diapers or those who are not fully toilet trained are not permitted in
the water of any pool.
d. No large inflatable toys, air mattresses, boats or floats are permitted unless used 
in organized water exercises. Small arm floats and noodles may be used.
e. Every person shall shower before entering the pools or spas. Suntan lotions and
oils shall be removed in the shower before entering the pool.
f. Running in the pool areas is not permitted. Excessive splashing, jumping or
diving is not permitted.
g. Glass or other breakable items are not permitted in the pool area within the 
enclosed fence.
h. Bicycles, skates, skateboards and similar conveyances are not permitted in the
pool or spa areas.
i. Bathing suits shall be worn in the pools or spas. Cut-offs are not permitted.
j. Animals are not permitted in the pool and spa areas except for those trained to
give aid to sight or hearing-impaired persons.
k. Personal music sources are permitted if headsets are used.
l. An adult resident shall accompany guests under eighteen (18) years of age. Adults’
guests shall have a Guest Pass.
D. OCCUPANCY RULES
1. No Lot or Travel Trailer or Recreational Vehicle located thereon shall be used or
occupied unless its use or occupancy is by at least one person 55 years of age or older,
and no person 35 years of age or under shall use or occupy any Lot. (CC&R 2.2.2)
2. Resolution P002-005 allows an owner or owners under the age of 55, but is at least age
35 may apply for permission to perform maintenance and/or clean the unit or lot they
own, Upon approval, a TEMPORARY PASS for the vehicle shall be issued for no
longer than seven (7) days in any twelve (12) month period. No permanent Gate
Passes shall be issued to owner under 55 years of age. Owners shall NOT be allowed
to bring any relatives or guests under the age of 22 with them for use or occupancy of 
their property and/or any facilities of Riverview Rv during the period of temporary 
occupancy. 
2. Occupancy Policy
a. Whereas, the Federal Law under the Fair Housing Law amended to allow
restriction of occupancy for communities designated as 55 years of age or older
must maintain at least 80% of the lot occupancy by persons 55 years of age or 
older;
b. Whereas, persons over 35 but under 55 years of age are approved for occupancy 
when there is another occupant 55 years of age on the lot;
c. Whereas, those lots which have one person 55 years of age or older and other 
approved occupant(s) under 55 years but over 35 years of age are counted in the
20% category for purpose of monitoring the required 80% occupancy by persons
aged 55 years of age or older;
d. Therefore, the Board of Directors has determined that in the event of the absence
or death of the only person 55 years of age or older on a lot, that other approved
occupant may continue to live on the lot. However, application by that remaining
occupant for a subsequent occupant will not be approved unless that person is 55
years of age or older. (Approved Resolution by the Board of Directors on
11/18/03)
3. Single Family shall be limited to one common household consisting of one or two
individuals with additional occupants permitted upon written approval of the Board of
Directors. (CC&R 1.1.18)
4. The guidelines for approval of a third person are as follows:
a. Recommendation by a licensed physician for the need of current occupant for a
caregiver.
b. Parent or child of an occupant that meets the age requirements. (CC&R 2.2.2)

E. PET RULES
1. Pets shall be registered with the Association Office. Unregistered
pets are subject to removal.
2. Pets shall be kept on a leash and accompanied by their owners when not on the lot
where they reside. (CC&R 2.2.15)




3. No animals, birds, fowl, poultry or livestock, other than one (1) generally recognized
house or yard pet not to exceed twenty-five (25) pounds in weight shall be maintained
on any Property and then only if they are kept, bred or raised solely as domestic pets 
and not for commercial purposes. (CC&R 2.2.15)
4. No house or yard pet shall be allowed to bite or make an unreasonable amount of
noise (barking, growling, snarling) or to become a nuisance. (CC&R 2.2.15)
5. No structure for the care, housing or confinement of any house or yard pet shall be
maintained so as to be visible from neighboring property. (CC&R 2.2.15)
6. Pets are not permitted in recreation areas, pools, clubhouse, or golf course areas.
7. Stoop and Scoop areas are located in various common areas throughout the resort.
Pets are allowed only on the designated (signed) areas and lot(s) belonging to the
pet's owner.
8. It is the responsibility of the pet owner to pick up pet feces and immediately dispose of
it in dumpsters. Throwing animal waste into landscaping, your neighbors' lot, into the
barranca or over the wall is not acceptable.
F. RV/MOTOR VEHICLES RULES
1. NUMBER OF R.V.s PERMITTED
a. Only one (1) Park Model, Travel Trailer or Recreational Vehicle (along with
Architectural Committee approved additions). No more than two (2) road-licensed
motor vehicles of any combination of cars, motorcycles, or any other licensed
vehicles plus one (1) non-public roadway vehicle (e.g. golf cart) shall be parked or
maintained on any Lot. (CC&R 2.2.1)
b. All licensed vehicles shall be registered with the Association Office. The one (1) golf
cart permitted shall have the Owner's lot number attached.
c. Storage of vehicles, RV's, or golf carts on another Owner's lot shall require written
permission from the Owner(s) and filed with the Association Office.
d. Car dollies and golf carts may be parked within lot boundaries if they do not present
safety hazard.
e . Nothing shall be stored under an RV unless the unit is skirted. Permanently located
RVs (one that does not have a current license) shall be skirted. (Under Property
Improvement Guidelines-RECREATIONAL VEHICLES. Item 3.)
2. PARKING
a. No Park Models, Travel Trailers or Recreational Vehicles shall be parked or located
on the Common Area or any public roads or streets within the property. (C&R 2.2.1)
b. No cars, motorcycles or other motor vehicles shall be parked or located on the 
Common Ground or any roads or streets within the Property except in designated
parking spaces or parking areas. There is a designated storage area for
Recreational Vehicles, Trailers and Watercraft. (CC&R 2.2.1)
c. No watercrafts of any type, including car-top carried boats or utility trailers, are 
permitted permanent parking within the resort.
d. Short-term guest parking is available at the clubhouse on a space available basis.
3. LOADING AND UNLOADING
a. R.V.s, boats and utility trailers shall be loaded and unloaded during daylight hours
only. If a unit can be parked within lot boundaries, it may remain on the lot for a
maximum of forty-eight hours. A permit for such loading and unloading shall be
issued by gate Security or office for a maximum of two (2) days in a given weekly
period.
b. Large commercial trucks will not be permitted in the resort except for pickup,
delivery or by permission of the Association Office. COMMERCIAL TRACTOR
TYPE recreational TOW VEHICLES are exempt from this restriction.
4. OTHER VEHICLES
a. Motorcycles, mopeds or motorized scooters under, 75cc that are equipped with
street tires, and golf carts may be driven on streets within the resort. Children
under age 15 ARE NOT permitted to drive any vehicle within the resort even if 
accompanied by an adult. Teenagers aged 15 through 18 ARE allowed to drive
golf carts within the resort if accompanied by an adult. The use of lights is
required after dark. Adherence to stop signs and speed limit is required.
b. Skateboards and similar conveyances are not permitted within the resort.
c. Bicycles are to be ridden on streets only and, if ridden after dark, must be
equipped with lights and reflectors.
5. SPEED LIMIT
a. The speed limit within the resort is 15 miles per hour (MPH).
G. MISCELLANEOUS RULES
1. RESIDENTIAL COURTESY
a. Construction contractors shall not enter the Resort before 7:00 AM and work no
later than 5:00 PM. Contractors are permitted during summer months (May
through October) to begin work at 6 AM. This is done because of the hot
weather. They shall not work on Sundays or holidays except for an emergency.
b. Trespassing between lots is prohibited.
2. OWNERSHIP PRIVILEGES
a. One political sign (general election) may be displayed indoors or outdoors on the
Owners property during the forty-five (45) days before an election and seven (7) days after the election. The sign's maximum dimensions are twenty-four (24) by twenty-four (24) inches. (Approved by Arizona House Bill (HB2478)
3. RESIDENTS, VISITORS & GUESTS PRIVILEGES & RESPONSIBILITIES
a. Residents are responsible for the conduct of their guests as well as any charges
or damages that may be incurred by them.
b. Upon entering the resort, guests shall be given a vehicle pass which shall be
displayed in the windshield of the guest vehicle at all times while within the 
resort. If your guest(s) will be using the Clubhouse they shall be required to use
a Guest Pass.
c. All vehicles entering the Park shall have a pass displayed in the windshield.
d. Association Office approval shall be obtained for use of the kitchen, kitchen
equipment, Grand Room and Multi Purpose Room. Usage of other common
areas is a privilege of residents, family and guests.
e. The cumulative staying time of overnight guests, regardless of host, shall not
exceed thirty (30) days in any calendar year unless approved by the Board of
Directors.
f. All Owners who have a caretaker for their property shall register the name and 

telephone number of the person they have authorized as the caretaker at the 

Administration Office.
